HOW IT WORKS
We are unlike other house clearers as we do not buy the clearance or clear in exchange for contents.
Atkins Clearances is part of Atkins Auctions a popular family run auction house in East Devon. We take everything saleable to our auction house and then organise disposal of unwanted items ... this way you not only get the house efficiently and professionally cleared but you stand to make money from the sale of the items. Having the items properly appraised and sold in our auction gives our customers the peace of mind that no item was missed and if their loved one did have items of high value hidden away that the estate would benefit from them and not the house clearer.

REASONS TO HAVE
A HOUSE CLEARED
Often the need for a house to be cleared is as a result of losing a loved one. The house will often need to be sold and this involves clearing it. This can be especially hard as many people find the emotional tie to the home and items within it paralysing. Rest assured, we carry out this process in a way agreed with you and with compassion. A house clearance after a bereavement is something that can be hard to deal with for many reasons.
Whatever you decide to do with your loved one’s home, you will need to clear the property of possessions that are no longer needed. This means sorting through your loved one’s personal belongings and this is always an emotional process, this is where we can assist you.
Or are you simply downsizing... often our customers just remove the items they wish to move with them and their personal belonging and leave the rest to us. Again we will take and auction on your behalf anything that is saleable at our auction house Atkins Auctions, one of the most popular auction houses in the southwest. We hold auctions every 5 weeks of both general and specialist items. We will arrange disposal of unwanted items.We will liaise with you at all times and make sure the process happens as painlessly as possible.
After you have selected the items you want to keep we can take over and all saleable items will be sold at our auction house and the proceeds (less auction costs) returned to you or the estate. We will then dispose of unsaleable and unusable items to leave an empty property. We will set aside all important financial documents, including wills, bank statements, insurance forms, receipts and all other sensitive material and dispose of them in specialised confidential waste bags.
PROBATE VALUATIONS
In order to get a probate valuation of the property contents, you will need to enlist a professional valuer, through our auction house we offer an expert probate valuation service. Highly experienced in this sensitive area, we can liaise with yourselves, your insurance company and/or solicitor and/or accountant to ensure the valuation is carried out in an efficient and respectful manner. This will involve an experienced valuer visiting your property to assess the value of its contents. We will send you a report of our findings within 24 hours of this visit
